How to Find the Best Deal on a Conejo Valley Home Right Now
Conejo Valley remains a seller's market overall — homes are closing near 98.6% of list price, and well-priced listings are going pending in a matter of weeks. But that doesn't mean there's no room to negotiate. The real opportunity right now isn't in the market as a whole — it's in a specific, findable slice of it.
Where the Real Deals Are Hiding
Over the past 90 days, 30 listings across the Conejo Valley had a price reduction, with cuts averaging close to 9% off the original asking price — some as high as 15-19%. These aren't distressed properties or red flags. They're homes that were priced optimistically, sat longer than the seller expected, and are now priced to actually sell.
Here's the number that matters most for buyers: sellers who cut their price typically waited 110 days before doing it. That's over three and a half months of a listing sitting quietly, often overlooked because buyers assume "still listed this long" means something's wrong with the home rather than the price.
It usually means the opposite. A home that's been on the market for 60, 90, or 100+ days without a price adjustment is often simply overpriced relative to what buyers are actually willing to pay right now — and it's a strong candidate for a motivated-seller conversation.
What This Looks Like in Practice
Recent price reductions across Thousand Oaks, Westlake Village, Newbury Park, Agoura Hills, and Oak Park have shown up most often on:
- Condos and townhomes that were priced closer to single-family comps than the condo market actually supports
- Larger single-family homes where sellers started high, testing the top of the market before adjusting to where buyer interest actually is
- Homes that have sat 80+ days without a price change yet — often the next wave of reductions, and worth watching closely if you're patient
On the closed side, several recent sales in the Valley closed at anywhere from 2% to over 13% below the final list price — proof that negotiating room exists once a seller has already shown willingness to adjust.
A Buyer's Strategy for This Market
- Watch days-on-market, not just price. A home sitting past 60-70 days without a cut is often close to one. Getting your offer in right as that happens — or even just before — can put you ahead of the next wave of buyers who'll notice once the price actually drops.
- Don't wait for the "for sale" sign to change. By the time a price cut is public, other buyers see it too. A well-timed, reasonable offer on a home that's been sitting can sometimes get a seller's attention before they've committed to relisting at a lower number.
- Get pre-approved before you start looking seriously. Motivated sellers want certainty. A buyer who can move quickly with financing already in place has real leverage in these conversations, even in a market that technically favors sellers.
- Don't assume "seller's market" means "no negotiating." The valley-wide numbers describe well-priced listings. Overpriced ones — and there are currently 30+ of them at any given time — play by different rules.
