The median home price headline for the Conejo Valley — currently right around $950,000 to $1 million depending on the area — can make it feel like there's one price of entry into this market. There isn't. The range across Thousand Oaks, Westlake Village, Newbury Park, Agoura Hills, and Oak Park is wider than most buyers realize, and knowing where the flexibility actually lives can stretch your options without stretching your budget.

The Range Is Bigger Than the Median Suggests

Active listings across the Conejo Valley right now start as low as $349,999 and run up toward $3.5 million — a reminder that "median price" describes the middle of the market, not the market itself. Recent new listings have priced anywhere from $522 to $658 per square foot depending on property type, age, and location, which means the same budget can buy very different amounts of space depending on what you're willing to prioritize.

Where the Budget-Stretching Options Actually Are

  • Condos and townhomes. These consistently come in well below single-family median prices across the valley, often in the $350,000-$650,000 range for smaller units. For buyers prioritizing location over square footage — or first-time buyers building equity before a move-up purchase — this is usually the most direct path into the market.
  • Older single-family homes. Homes built in the 1960s and 70s show up at meaningfully lower price points than newer construction, even in the same neighborhoods. If you're comfortable with some cosmetic updates rather than move-in-ready finishes, this is often where the best per-square-foot value sits.
  • Smaller lot sizes. Properties on standard-size lots typically list well below comparable homes on larger parcels, even a few blocks apart. If yard space isn't a priority, this is an easy way to keep more house within budget.
  • Adjacent neighborhoods. Price per square foot varies meaningfully street to street, let alone city to city. A slightly wider search radius within the valley can open up options that a single-city search would miss entirely.

Financing Flexibility Matters Too

With rates hovering in the mid-6% range, how you structure the loan can matter as much as the purchase price itself. A temporary rate buydown, a slightly larger down payment, or exploring an adjustable-rate option for the first several years can all change what monthly payment a given price point actually translates to. This is where working with a lender early — before you're deep into a search — pays off, since it tells you which of these levers actually make sense for your situation.
