Conejo Valley's Market Is Quietly Tightening — What Sellers Should Know
If you've been waiting for a clearer sign of when to list, the data just gave you one: inventory across the Conejo Valley has tightened substantially over the past year, and well-priced homes are still moving fast.
What the Numbers Actually Show
According to July 2026 MLS data for Thousand Oaks, the market remains a seller's market. Months of available inventory sits at 3.1 — and while that's ticked up slightly from June, it's still down 25% compared to a year ago. That's a meaningful shift: there's simply less competing inventory than sellers faced in 2025.
Homes are also selling close to what sellers are asking. The current sold-to-list price ratio is 98.6%, meaning the typical home is closing within about 1.4% of its list price — not the deep negotiating room some buyers might expect in today's rate environment.
Across the wider Conejo Valley (Thousand Oaks, Westlake Village, Newbury Park, Agoura Hills, and Oak Park), the last 90 days tell a consistent story:
- 50 new listings hit the market, with a median list price of $1,149,500
- 50 homes went pending — and the typical one took just 26 days to get there
- 30 listings had a price reduction in that same window
That last number is the one worth paying attention to.
The Real Risk Isn't a Slow Market — It's Overpricing
Homes that are priced right are still moving in under a month. But of the properties that needed a price cut recently, the typical seller waited 110 days before adjusting. That's more than three months of lost momentum, foot traffic, and buyer interest — often ending in a larger cut than would have been needed with the right price from day one.
That gap is the clearest signal in this data: it's not a slow market, it's an unforgiving one for overpriced listings. Buyers here are still active and decisive, but they're not entertaining stale, overpriced inventory the way they might have during a slower market. They're moving quickly on the homes that are priced to reflect where things actually stand today.

- Tightened inventory works in your favor. With roughly a quarter less competing supply than a year ago, a well-prepared listing faces less competition for buyer attention.
- Pricing accuracy matters more than ever. With homes routinely selling near 98–99% of list price, an overpriced listing doesn't just sit — it actively signals to buyers that something's off.
- Don't wait 100+ days to adjust. If a listing isn't generating showings or offers in the first few weeks, the data suggests the price — not the market — is usually the reason.
